    1. Case 2020-01: 1730 South Ridgewood Avenue, Warner Christian Academy - Avenue Fences Variance (front yard setback and height) This is a request by Pastor Gary Garmon, Agent, on behalf of White Chapel Church of God dba Warner Christian Academy, property owner, at 1730 South Ridgewood Avenue, to construct a 6’ decorative aluminum black opaque
      security fence for a total distance of approximately 303’ on school property located at 1730 South Ridgewood Avenue. The applicant is seeking two variances as follows:

      Variance #1: Front yard fence setback. Section 5.6 (E)(3) prohibits fences and walls from being installed closer than 25’ from the right-of-way of the abutting street. The applicant is seeking to allow a front yard fence setback of 17’ to the right-of-way, a variance of 8’, to the required 25’ from the right-ofway abutting street along South Ridgewood Avenue, required by the Land
      Development Code.

      Variance #2: Fence height. Section 5.6(E)(2.1) of the Land Development Code provides for an exception for decorative fences and walls as follows: The PAB may authorize decorative fences or walls in the front yard closer to the street right-of-way than otherwise allowed. Such fences or walls shall not exceed four feet in height. In addition, Section 4.7(1) of the South Daytona Community Redevelopment Area South Ridgewood Avenue (US 1) Corridor Design Guidelines requires a maximum fence height of 5’ along South Ridgewood Avenue. The applicant is seeking a fence height of 6’, a 2’ variance to the maximum fence height of 4’, required by the Land Development Code.
